Be an Informed Seller

There are many things to consider when selling your home.  It is one of life's biggest investments and you want to be sure maximize it's potential.  Here are a few of the items you'll want to consider.

1) Be Informed!  Be sure you do a little homework on your own or ask you agent to explain the process in detail. The internet is a great place to start, just be sure you are looking at reputable sites.

2) Make an educated decision on the price of your home.  There are many things to consider here.  Is selling your home quickly a concern or can you afford to take a little longer to possibly get a higher price?  Are you informed on what other homes in your neighborhood sold for?  Again, be sure to discuss these items with your agent as they should be able to provide you with all the data you need to set an advantageous price for both yourself and the current market.

3) Prepare your home.  Remember you only have one chance to make a great first impression.  Be sure to read our Top 10 Home Staging Tips.

4) Decide if you will include any additional "enticing" items such as a home warranty or help with buyers closing costs.  

5) Discuss the marketing plan with you agent.  Be sure you know how, where and when your home is being marketed. Most agents will simply take a few photo and add your home to the MLS. While this may be effective to some degree, we highly suggest you have professional photos taken and consider a virtual tour and aerial photographs as well. Social media is also a key factor in today's marketing so be sure your agent takes advantage of that as well.

6) Be prepared to negotiate. Most sellers expect to negotiate somewhat on the price of there home, but are you ready to negotiate on the 70" flat panel mounted to the wall? Maybe you wouldn't mind getting a new one once you move if it gets your home sold quick.

7) Know what happens after you accept the offer. Once you have agreed on terms with the buyer be sure you know what happens next. Your agent should be able to walk you through the next steps as far as the inspection, appraisal, surveys, closing, etc

8) Get familiar with the closing and settlement process.  Your agent will explain the process and help you with general questions.  The title company should be able to explain each form and answer any questions.  

9) Smile and breathe. This a process, but with the guidance and expertise of a Brewer Realty Group agent you can rest assured that we are by your side and will be guiding you throughout the process.
